A sound
maintenance program improves tenant relations, maximizes income,
controls costs, preserves the value of the property and promotes safety.
There are four types of maintenance: service maintenance, routine maintenance, preventive maintenance and deferred maintenance.
Service maintenance deals with unforeseen breakdowns and tenant service requests.
Routine maintenance is general maintenance to common
areas, grounds and equipment, performed to enhance the property’s
visual appeal.
Preventive maintenance is regularly scheduled
monitoring and repair performed to prevent minor problems from leading
to major breakdowns and emergencies.
Deferred maintenance: Maintenance
planning and scheduling is determined by a number of factors: the age
of the building, the investment goals of the owner, and the rent levels
of the building.
