THE DWELLING FOR OCCUPANCY

Your job is to fix up, paint up, clean up, and dress up your
rental dwelling to make it attractive enough so that a good
prospect will want to rent from you for the rent you want to
charge.
Don’t become overly concerned about sanitation or perfection
when you are preparing a dwelling for occupancy.
Remember that you are appealing primarily to the senses of
sight & smell. Clean the appliances, stove hood, cabinets,
under the sink both inside and out. Remove all
non-adhesive shelf paper. Clean showers, tubs, toilets, sinks,
mirrors & medicine cabinets. Dust all ceilings for
cobwebs, baseboards, window sills, mini-blinds, closet
shelving. Scrub & wax floors, clean carpets, make sure all
walls are clean in good repair, remove all personal
belongings, all trash (including hangers).

Check all smoke alarms, carbon monoxide detectors, heating
unit, light bulbs, handles on doors & cabinets, switches,
all windows (screened) & doors open freely, no leaking
faucets: place a fresh roll of toilet paper on roll-place a
fresh box of Kleenex tissues, air fresheners, and/or a small
pan or box of new-basic cleaning supplies handy for new
tenants moving in. Make sure grass is mowed, driveway &
sidewalk is clear of snow & ice, in good repair. Your
efforts will be greatly appreciated and make a good impression
for you as a Landlord or Manager of the unit.
